The site

The site is located on a spur of Eastwick Park Avenue and was formerly occupied by the predominantly 2-storey, 52-bedroom, Keswick Care Home. The site benefits from an attractive position next to playing fields, and is screened from its neighbours by mature trees, which help to create an attractive amenity space outside the building.

Access to the site was via the entrance from the Eastwick Park Avenue spur towards the south of the site; with an additional vehicular access to the north-east, used to service the former care home.

Keswick Care Home has been closed since 2022 and is scheduled for demolition by the end of 2026. Below are some photographs of how the building currently appears.

The area immediately to the north of the site is a playing field, with 2-storey detached and semi-detached residential properties to the south-west and 2-storey apartments to the south-east. The Bookham Youth Centre is being redeveloped and is currently under construction. The Eastwick Park Medical Practice is the immediate neighbour to the east. The area is predominantly residential in nature with 2-3 storey semi-detached 20th century houses / apartments clad in red or buff brick with clay tiled roofs being the most common. Local amenities

Great Bookham and nearby Leatherhead offer excellent local shopping and leisure facilities. Local bus service 479 stops in Lower Road with direct services to Leatherhead, Epsom and Guildford. Each destination offers regular services via Soutwestern Railway to London Waterloo and connections to the south and south-west of England.
